Terms and Conditions

These Terms and Conditions govern your reservation and stay at Athens Airport Stay, Praxitelous 4a, 19004 Christoupoli, Attica, Greece — Property Registry Number (Α.Μ.Α.) 00003651586. The accommodation is let by Maria Vithleemidou, a private individual, at the same address (“the Property”, “we”, “us”). By completing a booking you agree to be bound by them.

1. Booking and confirmation

1.1 Agreement. A booking is confirmed only when the required payment has been received and we have issued a confirmation email.

1.2 Minimum age. The guest making the reservation must be 18 or older. Unaccompanied minors are not permitted.

1.3 Rental basis. The Property is let as short-term tourist accommodation under Greek law. It is not a residential tenancy, and no tenancy rights arise from a stay.

1.4 Stay declaration. Greek law requires us to file a Short-Term Stay Declaration with the tax authority (AADE) for every booking, including the name of the lead guest and the dates of stay. We record only what that declaration requires. We do not ask for or keep copies of identity documents.

2. Check-in and check-out

2.1 Check-in is from 15:00. Self check-in instructions are sent by email before arrival.

2.2 Check-out is by 11:00. Staying beyond this without prior agreement is charged at one night’s rate.

2.3 Early check-in and late check-out may be offered free of charge to guests who book directly, subject to availability. This is a courtesy, not a contractual entitlement.

3. Occupancy and conduct

3.1 Occupancy. The number of guests may not exceed the number stated in the booking confirmation. Every booking includes the whole apartment: both bedrooms, both bathrooms, the kitchen, the living area and access to the shared garden. Beds are made up according to the number of guests stated in the booking.

3.2 Noise. Please keep noise to a minimum between 23:00 and 07:00. Parties and events are not permitted.

3.3 Smoking is prohibited throughout the Property, including tobacco, vapes and e-cigarettes. Evidence of smoking indoors is charged at €250 for specialist cleaning.

3.4 Damage. You are responsible for damage caused during your stay beyond fair wear and tear. We will invoice you for the cost of repair or replacement, supported by evidence of the damage and of the cost. We do not charge a payment card without your prior written authorisation, given either at booking or after the damage is documented.

3.5 Pets are not permitted.

4. Payment, fees and taxes

4.1 All prices and payments are in euro (€).

4.2 Payment. The full amount — accommodation, cleaning fee, any occupancy charges and the Climate Resilience Levy — is payable in advance. Once we have confirmed that your dates are available, we send you a secure payment link from Stripe, our payment provider. The booking is confirmed when that payment has been received and we have issued a confirmation email. We take no security deposit and we hold no pre-authorisation on your card.

4.3 Climate Resilience Levy. Greek law (Law 5073/2023, as amended) imposes a per-night levy on short-term accommodation, which we collect and remit to the Greek State. For this property the levy is €8.00 per night from April to October and €2.00 per night from November to March. It is charged per night, not per guest, and is not subject to VAT. It is shown as a separate line in the quote and on the booking confirmation, and is payable together with the accommodation. You receive a separate receipt for it.

4.4 Occupancy charges. The nightly rate covers two guests. Each additional guest is charged €25 per night. Children under two years of age are not charged; every other person counts as a guest. The number of guests declared at booking determines the price and may not be exceeded during the stay.

4.5 Cleaning. A single cleaning fee of €30 applies per stay, regardless of its length. It is shown as a separate line in the quote and on the booking confirmation.

4.6 Utilities — electricity, water, heating, air conditioning and internet — are included in the rate.

5. Cancellation

Cancellations are governed by our Cancellation Policy, which forms part of these Terms.

6. Guest reviews

6.1 The reviews shown on this website were written by guests who stayed in this apartment. Each is tied to a completed reservation on Airbnb, so nobody can leave one without having stayed here.

6.2 They are collected automatically from Airbnb through our booking system and refreshed weekly. We do not write reviews, we do not commission them, and we offer nothing in return for leaving one.

6.3 The home page shows the most recent reviews that contain written text. The rating and the total count shown beside them are calculated over every review received, not only those on display.

6.4 We do not edit the text of a review. Where one appears in a language other than the one it was written in, it is marked as a translation and the original is shown next to it.

6.5 We do not remove reviews for being critical. A review is left out only if the guest or the platform withdraws it, or if it contains no written text.

7. Liability

We are liable for loss, damage or injury caused by our negligence or wilful misconduct, and for any liability that cannot be excluded under Greek or EU law. We are not liable for loss or damage arising from causes outside our control. Guests are advised to hold travel insurance.

8. Governing law and disputes

These Terms are governed by Greek law. Disputes fall under the jurisdiction of the courts of Athens, without prejudice to your right as an EU consumer to bring proceedings in your country of residence. For out-of-court resolution you may contact the Hellenic Consumer’s Ombudsman (Συνήγορος του Καταναλωτή, synigoroskatanaloti.gr), the alternative dispute resolution body for consumer matters in Greece. Nothing in these Terms removes your rights under mandatory consumer law.
