Cancellation Policy

This policy applies to bookings made directly through this website. Bookings made through Airbnb or Booking.com follow that platform’s own policy.
1. Which terms apply to your booking
Two things decide that: the rate you chose and the length of your stay.
The Flexible rate can be cancelled for a full refund within the windows in sections 2 and 3. The Non-refundable rate is 10% cheaper and cannot be cancelled or changed at all. The rate you chose is named in your confirmation email.
Stays of 27 nights or fewer follow section 2. Stays of 28 nights or more are long stays and follow section 3.
2. Flexible rate — stays of 27 nights or fewer

The five days are counted back from 15:00 local time on the arrival date.
3. Flexible rate — long stays of 28 nights or more

A long stay commits the apartment for a month or more, which is why the notice period is longer.
4. Non-refundable rate
Paid in full at booking, at 10% below the Flexible rate. No refund for cancellation, change or no-show, whatever the length of the stay. It is offered at that lower price precisely in exchange for that certainty.
5. Changing your dates
Flexible rate: date changes are permitted subject to availability. If the new dates cost more, the difference is payable. If they cost less, the difference is not refunded.
Non-refundable rate: date changes are not permitted.
6. Refunds
Refunds are issued to the original payment method within 14 calendar days of the cancellation being confirmed. How quickly the money reaches your account depends on your bank.
The Climate Resilience Levy is paid with your booking. It is a state tax on nights actually stayed, so for every night you do not stay — including under the non-refundable rate, and including nights inside the first 30 of a long stay — it is refunded in full.
7. If we have to cancel
If we cancel your booking for any reason other than your breach of the Terms, you receive a full refund of everything paid, including any non-refundable rate. Where we can, we will also help you find comparable accommodation nearby.
8. Circumstances beyond control
If a government travel restriction, natural disaster or comparable event outside either party’s control makes the stay impossible, we will offer a credit voucher valid for 18 months or, at your choice, a refund of any amount we have not already irrecoverably spent.
This clause does not limit your rights under mandatory EU or Greek consumer law.
9. How to cancel
Email info@athensairportstay.com with your booking reference. Your cancellation takes effect from the time your email reaches us, and we confirm it in writing.
